First Time Buyer

 

Pre- Approval: Getting pre-approved prior to shopping for a new home accomplishes two things: knowing how much you can afford and being prepared when you are ready to submit an offer. In today's market most sellers turn down offers that don't contain either a pre-approval or proof of cash (when making all cash offers). List of Needs & Wants: Make two lists. The first should include "must haves" (i.e. number of bedrooms, bathrooms, garage, square footage, etc.). The second list is your wishes, things you would like to have (backyard, pool, central air, boat dock, etc.) but aren't absolutely necessary. The goal is to get what you need and most of want from your wish list while understanding you might have to make some compromises.

Representation by a Professional: Nowadays many buyers think working directly with the listing agent gets them a better deal. As both a listing and buyer's agent I disagree, and I'm happy to discuss the reasons why. Consider hiring your own real estate agent, one who is working for you, negotiates on your behalf and focuses on your needs.

Focus & Organization: In a convenient location, keep the items that will assist you in maximizing your home search efforts. Such items may include:

One or more detailed maps with your areas of interests highlighted (please contact me for some great maps!).
A file of the homes that your agent has shown to you, along with setup sheets and photos, or you can save them as favorites if using an online search tool like the one I offer on my website.
- A spreadsheet of pros and cons for the properties in which you're interested

Be Objective: When searching for your new home ask yourself the following questions. Does this home really meet your needs? Does it financially make sense? Be thorough: A few well spent dollars now may save you big expenses in the long run.
